Whether this is your first home or your last, the assistance of an experienced agent is a must. A lot of buyers go out on their own and may not realize what the role of a REALTOR is. Here is the short version. We help buyers locate homes of interest and get them access to the homes, including new construction. We also provide valuable neighborhood information along with insight to a given area, builder reputation and anticipated future value. Once we help you locate the right home, we assist you in putting together an offer for the seller. Upon its acceptance, we guide you through the inspection process, financing and basically any hurdles in between. It’s so much more than just showing a house. The best part is that a REALTOR is compensated by the selling agent for the home.
What this means to you is that you get your own representation for free! When buying a to be built home, an agent can represent you (for free) and help negotiate concessions that you may not know to ask for otherwise. You should know that builders agents in the model center represent the builder, not you, and that the cost of the home does not change if you bring your agent to assist you. As for resales, we can assist by providing comparable homes that recently sold, offer insight to market values and any other factors that effect value. A good agent will have a list of references, quality lenders, inspectors and other vendors that can assist you before and after the sale. Many buyers will call an agent on the “for sale” sign and assume the agent on the phone is working for them. Truth be told, that agent has an obligation to the seller until you officially agree to work with them, so be careful! Your best bet is to find an agent you are comfortable with and that only represents YOUR interest. You should find an agent with a minimum of 5 years experience and ask for reviews from past clients.

Still have questions? I am always open for a phone call. The best piece of advice I can give to anyone thinking of buying is simple. Don’t do it alone! Here is a scenario I get all the time. The buyer is new to the area and needs to find a home. They drive endless hours writing down the address of the homes and phone numbers of agents so that they can set up time to see the property. They end up buying a home with the agent that represents the seller as well. Now, an agent gets a commission on that home. If he represents just the seller, the commission is split between the other agent in the deal. If they represent both parties, they DOUBLE their paycheck! Hmmm, makes you think doesn’t it? It sure seems like a conflict of interest to me! Don’t take your chances and get your own representation!
The other side of this equation is that anyone can put a sign in the ground but it means nothing as to their ability. Find an agent that knows your area and knows how to properly represent you. This is a big purchase and should not be done with a new person. You will save a ton of time by allowing your agent to pull listings for you and then letting them set up your appointments in order. Remember, not all homes listed have signs and the only way to find them is with an agent!
